Bond Progress Report - 11/9/2010

Santa Rita Project:
This project is complete and came in $10,000 over budget for the construction portion. When we add abatement and commissioning costs to the project, we are $160,000 over our original budget.
The new building is coming along great but our move-in date has been pushed back to December to insure that all commissioning can be completed before we occupy the space. Ceilings and flooring are almost complete in the first phase of the building. Painting is progressing in the middle section and millwork is being installed. Ceilings and floors will follow after painting. Drywall is complete in the third phase and painting has started. Millwork will follow. The library will be finished this week and will be open on Monday. We are reviewing the proposed renovation plan to look for areas to reduce our costs so we can keep the older middle wing for future expansion.
Work on the weight room continues with roofing and lighting. We will cut the doors into the small gym in the next few weeks to complete the new restrooms. Painting and millwork are complete in the classroom/library addition. The terrazzo flooring is poured and grinding to expose the finished product is well underway. We still believe we are on track for this building to be completed before Christmas and plan to move into the new addition during the break.
Steel erection, grade beams and footings are all progressing. The project is being worked from south to north. Steel in the cafeteria and kitchen area is complete and decking is on the roof. Concrete slab will begin in the cafeteria area in the next two weeks. This will continue for the next month.
San Jacinto Project:
San Jacinto continues to move forward with exterior and interior walls going up in the classroom addition. Metal studs are complete in the classroom addition and we anticipate a mid-December move-in for this building. The elevator and electrical rooms are taking shape and are progressing. We are still waiting on concrete work in several locations.
Ag and building maintenance shops are almost complete. We plan on moving into these rooms November 15th. Paving is taking place at this time and final completion should be on Friday, November 12, 2010.
Admin/classroom wing: We have about one third of the new building with steel erected. The decking is being placed on the roof and second floor at this time and the first concrete pour of about 22,000 square feet is scheduled to take place next week. Block is going up on the east side and will continue as steel is erected. We are scheduling demolition at Morse to begin about November 22nd.
The pad at Crockett is complete and we should start excavating for grade beams and pier holes in the next week. By the middle of December, we should start pouring the grade beams and be completing the pier holes.
Mid-Tex is ready to seek a Guaranteed Maximum Price and the bids will go out on Monday, November 8, 2010. We plan on approving this price at our December Board meeting.
We have started the initial discussions with the staff on Bradford. Gary Donaldson is the architect and the proposal for a construction manager has been opened. We received nine proposals for our Construction manager At-Risk and will be making a selection on November 22nd at the Board meeting.
Gregonis Design Group is the architect. MidTex has been selected as the construction manager for this project. We have started our discussion with the principal and are in the early design phase of the project. We are aiming for a GMP on this project by mid February.
